Unique prolems to solve: Built in 1983, with chillers on every floor, One Bellevue Center had a good deal more mechanical controls than similar-sized buildings. Lighting and energy management needed to be integrated into the building control system.

 

System solution: ESC Automation installed Delta Controls in more than 20 mechanical rooms. Close to 700 VAVs were incorporated into the system, as were more than 20 AC units and air-to-water reciprocity units. Even garage exhaust fans, lighting and energy management were integrated into the building control system.

 

Results: Dale Johnson, Building Engineer at One Bellevue Center, says, “In my eight years with the building, we've never experienced a single crash. Reliability has been superior. Our system works like a champ.” Dale also appreciates the fact that the Delta Controls integrated system is a pleasure to work on. “I work with four buildings and the Delta Controls graphics are fun and easy to use. I can program the system myself, and they offer incredible diagnostics directly from the screen.” Operational costs were reduced and the building earned an Energy Star Building Award for energy conservation.
