Background: Brookstreet Hotel caters to a very sophisticated clientele. Extra effort was put in to the hotel’s construction to ensure occupants maximum comfort and control on demand. Standard approaches to hotel room control were insufficient. Bids were tendered to the area’s seven largest control installation companies. Regulvar was selected both for its cost efficiencies as well as its sophisticated solution featuring Delta Controls.

System solution: A BACnet® solution using Delta Controls allows guests to control their own room temperatures within set points defined by hotel management. The system also controls meeting rooms and common areas, as well as 29 air handlers, heat exchangers, exhaust fans, main pumps, swimming pool, and some exterior lighting. Of particular note was the interface developed by Regulvar that allows the hotel’s booking system to be tied in to the Delta Control system. By doing so, the hotel can monitor unoccupied areas and set back rooms as needed to conserve energy. The flexibility of Delta Controls allowed Regulvar to customize graphics to the hotel’s specifications at a single workstation that monitors the entire system.

Results: General Manager Patrice Basille is quite proud of his hotel, and deservedly so. As a double CAA/AAA 4-Diamond property, Brookstreet caters to top corporations and government agencies. Nothing less than a sophisticated control system would do. Mr. Basille says, "The system solution has been trouble free since we opened in June, 2003.
