DFW based Building Automation / HVAC Controls Contractor, Divcon EMS, is currently seeking Project Managers for our offices located in Dallas & Austin /San Antonio, TX.

Duties/Responsibilities of a Project Manager:
1. Manage each assigned project so as to complete it on time and within budget.
- Prepare, update and maintain project schedule and Daily Project Reports inclusive of all labor tasking and budgeting.
- Obtain, organize and maintain all project contract documents.
- All materials from the sales turn over
- Sales Quote / Proposal
- Salesman’s Labor and Material Budgets
- Points List
- Purchase Order or Contract
- Drawings
- Specifications
- Any Addendums
- Any submittals of equipment we will be responsible to mount controls on
- Work with Engineering to Layout and design project in accordance with contract documents, Divcon’s approved Project Process and approved sales estimate.
- Ratify Project Submittals and drawings to verify the Bill of Materials and installation supplies.
- Coordinate with accounting on a Delivery Schedule for materials.
- Follow-up on Project Submittals with client and stay on top of the approval process.
- Coordinate the order and delivery schedule of material on Bill of Materials.
- Prepare installation subcontractor scope of work, bidding documents and facilitate the negotiation of subcontracts.
- Coordinate activities of field installation technicians and subcontractors.
- Review and approve technician time sheets, material and subcontract invoices for payment.
- Manage the Application Engineer efforts to create, load and test system database.
- Manage the Application Engineer efforts to create, load and test system graphics.
- Supervise and direct activities of subcontractor assigned to the project.
- Maintain progress reports and maintain the % of completion of the project schedule of values.
- Prepare project progress forecasts for billing purposes. Billing due by the 10th of the month and in accordance with contract documents.
- Oversee, check out and start up system.
- Coordinate and direct project commissioning.
- Advise when letter of completion and warranty commencement notice can be sent out.
- Oversee the monitoring of the system as to assure proper operation and client’s acceptance of the final sequence of operation for 30 days after sending letter of completion and warranty.
- Prepare and deliver final project documentation.
2. Sales duties or sales assistance in project cost estimates, sales presentations, and collections.
Qualifications:
- Good understanding of HVAC systems and electronics.
- Strong organizational skills.
- Good oral and written communication skills.
- Strong product knowledge.
- Strong PC literacy.
- Clear understanding of the concepts of Substantial vs. Final completion on projects.
- Minimum three (3) years experience in a related technical position.
